How to Calculate Land Registry and Conveyancing Fees

Buying a home involves more costs than the stamp duty and mortgage. Here is exactly what you pay to the Land Registry, what solicitors charge, and which fees are fixed vs variable.

Land Registry fees are set by government and calculated on the purchase price. Conveyancing fees vary between solicitors but follow a predictable pattern. Here is how to budget for both.

Land Registry Fees 2024/25

Property ValueStandard FeeOnline/Reduced Fee
Up to £80,000£20£20
£80,001 - £100,000£40£40
£100,001 - £200,000£100£95
£200,001 - £500,000£150£135
£500,001 - £1,000,000£295£270
Over £1,000,000£500£455

Most transactions are now submitted electronically (by solicitors), so the reduced fee typically applies automatically. These are HMLR Scale 1 fees for a standard purchase. Additional fees apply for first registration, mortgage registration, and leasehold properties.
